During this Meadows Del Mar pool inspection, we identified multiple concerns that the buyer should know about, so they can make the necessary repairs to protect the pool and spa for their family and friends and protect this large financial investment.
Surfaces Overview For This Meadows Del Mar Pool Inspection
This topic will cover everything that we found to be of concern with all of the pool and spa surfaces that should be resolved so this body of water can look good and be safe to swim in.

Spa Surface That Is a Pebble Finish
When performing this pool inspection, we noticed that the pebble in the spa was very white and this is often due to pools having saltwater pool systems that are not maintained properly. When a saltwater pool is not properly balanced, you can have excessively high pH levels that will cause calcium to precipitate which will cause this whitening effect to happen to the pool and spa surfaces. When using saltwater, you need to ensure that the pH is always maintained or your pool can have an off-putting or poor aesthetic result. This issue can be resolved by performing a professional stain removal process that will restore the true color of the pebble finish.

Pool Surface That Was Very Green With Pool Algae
At the time of this pool inspection, there was a heavy amount of pool algae in this Meadows Del Mar pool. This is either by the lack of a professional pool service company or that the existing company is not doing their job correctly. Either way, this needs a pool algae treatment so that the water can be safe to swim in by family and friends. If not taken care of promptly, the cost for the necessary cleaning can be much more costly. On average, a pool algae clean up on a pool this size can run $400-$800. This requires the proper cleaning of the surfaces along with multiple filter cleans. A pool should never have algae and if there is, the water chemistry or pool equipment is not being maintained properly.

The Natural Stone Pool coping
The pool coping, which is a natural stone, has a few small areas where there are either cracked pieces of pool coping or an area where a piece of the coping is breaking down. Granted these are small issues currently, they should be checked every so often to ensure these issues do not cause a potential safety concern. This stone pool coping looks to be a Three Rivers type of stone that is no longer available so, it is best to try and keep it in the best shape possible.
Equipment Overview During This Meadows Del Mar Pool Inspection

The Jet Pump for the Spa
When we were testing the pool equipment, we turned on the jet pump which was the number 7 relay, it immediately popped the breaker. This is indicative of a bad spa jet motor and based on the (Title 20 Law), that this jet pump will require a new variable speed, energy efficient pump to be installed. This older jet pump that has failed in an older Pentair WhisperFlo, single speed pump that is no longer legal to install. We always recommend installing a Pentair, variable speed jet pump when replacing these older single speed pumps.
Saltwater System For The Pool And Spa
When checking the Pentair IntelliChlor saltwater pool system, we noticed that the lights were blinking on the display. This is usually due to the need to clean the salt cell or that the cell has failed based on age or mis-use over time. Based on the look of the spa, it is likely a bit of both. When we turned the cell over, we identified that the salt cell was installed back in 2017 and based on the average life of either 10,000 operating hours or roughly 3-4 years that the cell will need to be replaced. These salt cells are very expensive and need to be maintained properly as they are there to produce a small amount of chlorine each day as they turn on anytime the pool filter pump is running. They are not meant to produce large amounts of chlorine as long as there is a sanitizer reading, the water is safe to enjoy.
The Pentair MasterTemp Pool Heater Needs repairs
When testing the older Pentair MasterTemp 400 spa and pool heater, it initially turned on and was heating. After a minute or two, it turned itself off and then tried to restart again. After a few minutes, it produced a service call light to come on, identifying that there is something wrong with the pool heater and needs to be diagnosed and then have the necessary pool heater repair made. These pool heater repairs are typically able to be taken care of as long as they have not sustained chemical damage, no heavy corrosion, or minimal or no rat or mouse damage to the internal parts. If so, we may recommend replacing the old pool heater with a new one and this is the type of pool heater installation that we normally offer when needed.
The Pentair Clean And Clear Plus Cartridge Filter
Based on the size of the Pentair variable speed pump that has been installed at this pool and spa, the pool filter is slightly undersized and should be a 420-520 sq ft and not the existing one that is a 320 sq foot pool filter. This may be why there is a small leak coming from the bottom drain of the pool filter likely due to excessive pressure being put on the filter when the pool pump is running at its high speeds. Granted the filter housing is in good shape, the size of it is too small and this may also be why there is a pool algae in the swimming pool. This is not the first thing we would do as the other concerns are much more important to allow for proper functionality of the pool and spa.

Additional Information / Water Chemistry
When testing the Cyanuric acid which is the conditioner or stabilizer that holds the chlorine in the water, there was 0 ppm. This may be why there is a heavy calcium build up in the spa and why there is an algae problem as there is no way to hold chlorine in the water. The ideal level of Cyanuric acid for us is 20-30 ppm and 100% NO HIGHER than 50 ppm. When there is no conditioner, the chlorine will dissipate really quickly due to the sun and that can cause the pool service company to turn up the salt cell which in turn will cause very high pH and for the salt cell to fail prematurely. This is why it is important to have a professional pool service company that pays special attention to water chemistry.
