This was the second home pool inspection we provided for this home buyer, who had previously bought another San Diego home with a swimming pool. The current written pool inspection was for a Lakeside property with a kidney shaped swimming pool built in the 1980’s. The stand alone swimming pool looked to be original. There was massive visible deck cracks and obvious shifting of the deck which did not appear to be affecting the pool itself. There were a lot of trees and overgrowth around pool which we noted as a concern in the written pool inspection. During the swimming pool inspection we looked at the pool surfaces and the pool equipment.
While inspecting the pool surfaces we noticed that the pool expansion joint was in bad condition and needed to be replaced. The red brick pool coping mortar joints needed to be repaired as well.
A good amount of calcium build up on the older pool tile was noticed, though they were in good structural condition. It was also noted in the written pool inspection that the white plaster pool surface was in very poor condition. The swimming pool surface had a lot of staining and was extremely rough. Based on the roughness, which could cause injury, the age and overall poor condition of the plaster, the pool surface should be replaced.
During the pool inspection we also looked at the condition of the pool equipment. The pool light was not working and needed a pool light repair to figure out whether to repair or replace the light. The pool circulation pump was not running properly and was only priming up to about a third of the pump basket. The electrical conduit going to the pool pump was also bad and needs to be replaced. It was noted in the pool inspection report that a pool pump repair would be needed. The pool filter is older and more than likely a needed to be cleaned and inspected. We also noticed that the pool plumbing has old check valves which needed to be updated to ensure proper water flow.
